Neighborhood Sales Search
By keying in a street address, you will be able to view all qualified sales over the past three years, (sales from January 1, 2015 to December 31, 2017), within the selected property’s neighborhood. Qualified sales for those dates in 2015, 2016 and 2017 are now listed to the sales search to reflect recent market conditions and may be used as evidence of value for 2018 Informal Reviews and appeals.
The Tennessee Division of Property Assessments requires the Assessor to qualify each sale, as it occurs, to ensure that it is an arm’s-length transaction. In other words, a team of appraisers makes sure the sales contained in the Assessor’s qualified sales file reflect a transaction between two unrelated parties, both seeking to maximize their position. Examples of sales that are not considered arm’s-length transactions are foreclosures and sales among family members.
Our appraisers will be comparing these qualified sales to properties of similar description to ensure the Reappraisal values reflect current market conditions as of January 1, 2017. Neighborhoods are defined by our appraisal staff as geographic areas of properties of similar size, age and location. By clicking the Neighborhood Map link, you can view the selected property’s neighborhood boundaries along with the qualified sales within the area. The Neighborhood Profile link provides details of the selected neighborhood’s physical characteristics and sales activity.
You may also customize your sales search results by ranges of sales date, sales price, square footage and year built. The results are sorted by the most recent sales date.
